Project Overview
Completed in 2020, 135 Bishopsgate is a flagship commercial refurbishment forming part of British Land’s £1bn transformation of London’s Broadgate Campus. Originally designed by SOM in the 1980s, the 13-storey structure was reconfigured to deliver 325,000 sq ft of high-spec office and retail accommodation, with a strong emphasis on sustainability and occupant wellbeing.
In line with British Land’s low-carbon ambitions, Fletcher Priest Architects retained 90% of the existing structure and envelope to reduce the embodied carbon impact of the build. The sensitive architectural intervention enhanced the building’s thermal performance and air circulation, while upgrading the HVAC systems allowed for the creation of garden terraces – improving access to outdoor space and amenity for tenants.
Mechanical and electrical packages were delivered by Gratte Brothers, including full fire protection systems, rising busbars, chillers, air handling units, and building management systems. To enable safe access across multiple floor zones during construction, Dura Composites was appointed to supply and install its GRP riser flooring system.
